Expireds and For Sale By Owners, are the ONLY lead generation programs that have the potential when you wake up this morning, to go out and get a listing today. No geographic farm, no social media, no mailing campaign to friends and family. The expired seller is often more coachable, ready to get listed, wanting to get listed, and more reasonable than any other category.

How we select an agent in your Expired Listing territory

We often interview 5 or more agents for a territory. We only select one. Since 90% of agents quit the business, often because it was harder than it looked, we seek a person with an attitude of persistence and perseverance. It is a person that we believe is coachable. A person who will not abandon our system. A person whom we can teach and serve as we help them build a quality listing portfolio.

Call With Expired Seller – Tampa Area

This is a LIVE sales presentation with one of our agents on his very first expired. He started on Monday, got an appointment on Tuesday, and this presentation was on Wednesday. Seller was listed far to high, and we were able to get it reduced to $525,000. Listen in on how the conversation moved along. 

I have a buyer for your property (messaging). Should you use this form of texting?

KV Core/Bold Trail has a default message that states, “I have been showing property near your home, can we talk about yours?” In reality, KV Core / Bold Trail knows that the agent does not have the buyer. Thus, how do you move into a conversation after you told the seller I have a buyer, but you don’t.

Let’s unpack how an agent’s first day of texting has gone.

Essentially, I am restating what you shared with the seller. Why do we do this? People often have low retention rate when they are learning something new. This video will provide the seller with the option to learn about how their market is affected by an over or undersupply of buyers in the market. Practice this again and again and it will prepare you for your interview.

Just a small mistake on pricing can cause the seller to lose many showings. Here how just raising the asking price by $1,000 could double the amount of showings the seller is experiencing. 

Standby Properties – In the queue

Once a seller comes off the market, they are very often receptive to a sale contract. Sellers that are still willing to sell their property, but may be hesitant to list it with an agent, are often called “Selling on Standby.” Listen to how a seller gets on the STANDBY list. 

What is the marketing brochure for the property?

During the interview process with the seller, the odds are pretty high that the seller is interviewing 2-4 other agents. Most of the agents will profess to be “marketing geniuses”, promising the seller that they know how to get the property sold.
